What an owner's rep actually does, and what it looks like when I'm the one doing it.
The Role, Clearly Explained
If you've never worked with an owner's representative, here's the simplest way to think about it:
I represent the owner on a construction or development project. Instead of you managing architects, engineers, contractors, budgets, and decisions yourself, I oversee the whole process on your behalf. The team reports to me. I report to you. And I only bring things to your attention once I'm clear on the situation and have a recommendation ready.
How This Differs from a GC or Project Manager
The General Contractor
Executes the build. They manage subs, handle construction, and deliver the work under their contract. They work for the project.
The Project Manager
Handles day-to-day logistics. They coordinate schedules, surface issues, and keep things moving tactically.
I Represent the Owner
I work for you, not the builder. I evaluate the decisions the PM and GC bring forward, push back when something doesn't add up, and make sure every decision serves your financial outcome. I show up on site and make sure the quality of work reflects what you're paying for.
The GC wants to build profitably. The PM wants to stay on schedule. I want to make sure the whole thing serves you.
When to Bring Me In
The earlier the better, ideally before you've hired a GC or finalized plans. But I can step in at any stage:
Pre-construction & Planning
I manage the approvals process alongside your expediter, architect, and engineers. I can also help with deal analysis and getting financing in order.
Design & Development
I review plans and layouts, flag what isn't working, answer questions on your behalf, and make sure design decisions serve function, not just aesthetics.
Contractor & Vendor Selection
I help evaluate whether a builder can deliver, whether they've done this before, and whether pricing is fair. When it makes sense, I'll have the project priced by more than one GC.
Active Construction
I'm on site regularly, more frequently as finishes begin. I'm there to make sure plans are becoming reality, catch changes that need to happen in the field, and show the team that the owner is present.
Closeout & Punch List
I stay until the last item is done. Sometimes that means I'm still involved after move-in.
What I Don't Do
I'm not the architect, engineer, designer, or attorney. I coordinate and review all of their work, but I don't replace them. I also don't level bids, though I help you understand them and make the right call.

Commercial Development & Repositioning
Ground-up construction, building rehab, office buildouts, medical and healthcare facilities, mixed-use. This is my core. Nearly 20 years of it.
Business Facility Construction
You're building or renovating your own space: a nursing home, office, retail location. I manage the process so you can keep running your business.
Ground-Up Residential Development
Townhome communities, multi-family projects, single-family lots. 400+ units overseen from concept to completion.
High-End Custom Residential
Selectively available for significant builds where scope, budget, and complexity call for dedicated oversight.
Building in Israel
Americans buying or renovating in Israel face distance, language barriers, and unfamiliar processes. Even when a project comes with a designer and GC, there are hundreds of decisions to make and someone needs to be the face of the project on the ground.
I provide on-the-ground coordination so the project moves whether you're there or not. I narrow down decisions, push back when something isn't right, and reduce the need for constant travel.
This is a growing area of my practice. I'm currently involved in my first apartment project in Israel with trusted contacts on the ground. I'm building this intentionally and being honest about where I am with it.
Financing Expertise
I come from a mortgage and development background. I understand what banks need to see and how to structure budgets to keep funding on track. I've secured roughly $100 million in construction financing across my career. It's one more area where developer-side experience translates directly into value for the owner.
